A real maintenance visit is measurement work: a technician cleans what's dirty, tests what wears, measures performance against spec, and leaves you a written record. It takes about an hour per system. Here's what happens in ours.
What gets checked on a cooling visit?
• Condenser and evaporator coils inspected and cleaned — dirty coils are the #1 efficiency thief in the Valley
• Refrigerant charge verified against manufacturer spec
• Capacitors, contactors, and wiring tested under load — the parts that die in heatwaves
• Condensate drain cleared (the ceiling-stain preventer)
• Airflow and temperature split measured, filter checked, thermostat verified
What gets checked on a heating visit?
• Burners cleaned, ignition system tested
• Heat exchanger inspected — the safety-critical item
• Venting and combustion verified, safety controls exercised
• Gas connections checked, blower and airflow measured
How do you know it really happened?
